What we watch in Salt Lake County

The housing stock is genuinely old in places

Large parts of Salt Lake City, Millcreek and the older east-side neighborhoods were built well before 1980. That means knob-and-tube surprises, aging sewer laterals and boilers instead of furnaces. Maintenance planning here is about knowing which systems are near end of life before a tenant calls at midnight, not after.

Renters here don't move on a school calendar

Unlike Utah County, Salt Lake County turnover is spread across the year and driven by jobs. That's good for owners — you're not competing with every other listing in one eight-week window — but it means pricing has to track the season rather than a single annual benchmark.

Canyon and transit access moves rent more than square footage

Proximity to a TRAX line, or to the mouth of Big or Little Cottonwood, reliably prices a unit above an identical one a few miles west. It's one of the most consistent patterns in the valley and it's routinely missed when owners price off square footage alone.

Do you manage rentals throughout Salt Lake County?
Yes — from Salt Lake City proper south through Millcreek, Murray, Sandy and Draper. We manage single-family homes, condos, townhomes and small multi-family buildings.
How do you handle maintenance on older Salt Lake homes?
With licensed Utah contractors, and with no markup on what they charge. You pay what the work costs. On older homes we flag aging systems in inspection reports so a replacement is a planned expense rather than an emergency.
Do you manage condos with an HOA?
Yes. We coordinate with the HOA on rules, rental caps and any registration the association requires, and we make sure the lease reflects the CC&Rs so a tenant doesn't unknowingly violate them.
