“Very impressed with Gilbert and his property management team! Down to Earth, eager and willing to do whatever it takes to fix the problem. Communication clearly is the priority. I was hesitant to give my house over to a property manager, but so glad I found these guys. Zero stress on my end. Highly recommend trusting them. Heard great things from my Realtor Tana Bagley as well.”

Property management in Orem
Orem calls itself Family City USA and the rental market reflects it — a lot of three- and four-bedroom homes on quiet streets, rented by families who stay. Add Utah Valley University, the largest enrollment in the state, and you get a market with two distinct tenant pools competing for different properties.
What we watch in Orem
Family tenancies here run long
Orem's single-family rental market is built on long-term residents, and retaining a great tenant is often far more valuable than charging slightly higher rent to someone who moves out after a year. Tenant turnover comes with costs such as vacancy periods, property preparation, and leasing expenses. That's why we focus on setting competitive rental rates that encourage long-term renewals rather than simply pushing for the highest possible price.
UVU changes the picture near campus
Utah Valley University is a large commuter school, which means its students behave differently from BYU's — more of them drive in, more live further out, and demand spreads across Orem rather than concentrating in a few blocks. Properties within a short drive of campus lease well without becoming student housing.
State Street splits the city
The corridor along State Street carries the commercial density and the older, smaller rental stock. East toward the foothills the homes get larger, newer and quieter, and rent accordingly. Two properties with identical square footage on opposite sides of the city are not comparable, and we don't treat them as such.

Orem questions we get asked
- Can you manage my Orem rental if I live out of state?
- Yes, and a good share of what we manage is owned by people who aren't nearby. Monthly statements, direct deposit and photographs with every inspection mean you can see how the property is doing without driving past it. Our office is a short drive from anywhere in Orem, so someone can be at the property the same day when it matters.
- How long does an Orem rental take to lease?
- It depends on price, condition and season more than anything else. Orem's family-sized homes tend to move well when they're priced to the actual comparables and photographed properly. We'll tell you before listing if we think the number you have in mind is going to cost you weeks of vacancy.
- Do you screen tenants?
- Every applicant, against the same written criteria — income, rental history, credit and background — applied consistently for fair-housing compliance. Consistency is the point; it's also what keeps you out of trouble.
What should your Orem rental bring in?
Tell us about the property and we'll send back what it should rent for and what we'd charge to manage it. No obligation, no sales sequence.
