What we watch in Utah County
Two universities set the calendar
BYU in Provo and UVU in Orem together enroll tens of thousands of students, and that pulls the whole county's leasing calendar toward late summer. Owners who list in April often wait; owners who list in June and July meet the demand. It also means a large share of renters move on a strict annual cycle rather than whenever life happens.
The north end rents to tech, not students
Lehi, Draper's south edge and the Traverse Mountain area draw salaried households working along the Silicon Slopes corridor. That's newer construction, higher rents, longer tenancies and renters who expect online payments and fast maintenance response — a completely different tenant than a Provo student rental three exits south.
City rules vary more than owners expect
Rental licensing, occupancy limits and inspection requirements are set city by city here, not county-wide, and Provo in particular enforces its ordinances closely. Getting this wrong is one of the few property-management mistakes that turns into a fine rather than a bad review.

- Do you manage rentals throughout Utah County?
- Yes. We manage across the county, from Lehi and Eagle Mountain in the north through Provo and Orem and south toward Santaquin. Our office is on Main Street in American Fork, so most of the county is a short drive rather than a dispatch.
- Do you manage properties on both ends of the county?
- Yes. We manage from Lehi to Santaquin, and our office on Main Street in American Fork sits roughly in the middle of that. Being close enough to show up in person is the reason we draw the line where we do.
- Do you manage student rentals near BYU or UVU?
- We manage single-family homes, condos, townhomes and small multi-family properties throughout the county, including ones that rent to students. Provo's occupancy and zoning rules are specific about which properties can house unrelated tenants, so that's the first thing we check.
